EXOTIC ISLAND REAL ESTATE
THE SIM EXOTIC ISLAND IS NOT FOR SALE
We have seperate islands for Residential and Commercial use. Residential is strictly residential use only.( meaning no castles, clubs or anything pertaining to a club or buisness is allowed to be placed in residential.

Commercial is residental/commercial.(meaning residents and buisnesses both will be placed in a com/ res sim . Castles must be placed in comercial /residential. HOMESTEAD ISLAND sim's are a no covenant if you own the full sim. If you do not own the full sim Residential rules apply.

Please keep your buildings as beachy looking as possible to keep the theme of the islands. Tall Buildings or high rises are not permitted. No large prims allowed they are unstable and cause lag. Sky Boxes are to be placed up over the clouds at least 350 meters or higher.
**Please keep water canals open, do not extend land over the water canals.

*Security/Access*
THERE ARE NO RED BAN BARRIERS ALLOWED!
Do not us the ACCESS tab. Make sure ALLOW public access is ticked (meaning if you set land to group access). This will cause an invisible barrier/wall up around your plot and cause others that live around you to bounce off of it. If you are having problems with a specific person, you can Ban them from your land by using the BAN tab. and or please notify one of the owners or managers to help you with this we will be happy to take care of the situation.

THERE ARE NO SION CHICKENS ALLOWED THEY CAUSE MANY PROBLEMS WITH LAG AND GRIEVANCES WITH MANAGERS AND OTHER TENANTS.

Please We do have a security orb set for Exotic Island for 400 lindens. You will find them for sale in the main office . If using your own Orb please set it to push not teleport home. As per linden lab please set them to 15-20 second warning and contact management for current list of managers who should be added to your orbs.

*Weapons*
You may use your weapons on your own land with your own friends . Do not Attack Exotic Staff or your neighbors with them for fun unless mutual consent given . Attacks that span sim wide are prohibbited. Violations could result in being banned at the owners and managers discretion.

*Reselling Land*
You may resell the land to whomever you wish however any one who purchases the land will also have to abide by the terms set forth in this agreement. You may not subdivide or join parcels. You may only sell the parcel of land you purchased as it was when you purchased it. If you do decided to sell your land, we ask that you please let us know of your decision to sell so we will know of the new residents moving on to the island. We do at times have buyers for you.

*Terraforming Land*
If you would like your land terraformed we recommend that you contact an Exotic Staff member. We insist that all land have adequet water canals around it to keep the beachy island water look. Altough basic beach and wave placement are provided free of charge more elaborate and time consuming terafoming services can be provided at a reasonable rate . More information via the management office.

*Tier Rates*
All TIER PAYMENTS MUST BE PAID IN FULL - Tier is due on or before the 1st of every month. We accept lindens, paypal and major credit cards payments.
